CLAR is Singapore's premier industrial REIT with a genuine moat anchored in land scarcity and tenant stickiness, conservative leverage, and secular industrial demand tailwinds — but the externally managed REIT structure caps compounding, AUM-based fees misalign incentives at the margin, and peak-cycle acquisitions continue to suppress DPU. At 1.12x NAV and a ~6% yield, fair value is the right description: expected 10-year total returns of ~8-9% annually are respectable but not exceptional, and the margin of safety is thin. The risk of permanent capital impairment is low given Temasek's implicit backstop and portfolio quality; the risk of mediocre returns is real if rates stay elevated and acquisitive behavior continues.
